1. Can I get an irrigation system and if so, what is the cost?

DDC does not contract with an irrigation company directly. This has to be done by the homeowner. We do recommend MetroWest Irrigation (508-520-3343) as they have done the majority of the systems in our neighborhoods and work with us in regards to scheduling and landscaping. The average cost for a system on a 20,000 square foot lot is between $3,000 and $3,500.

2. Can I pick out a different front door?

If you are interested in upgrading to a different style door and sidelights, kindly ask us for our Thermatru Catalog for your choices or go to the Thermatru web site. However please note that this has to be done prior to the construction being started as the doors are ordered early in the process as they take several weeks before shipping.

3. What are those windows over garage doors?

The strip of glass with grids above the garage doors are transoms.

4. Can I add transoms above the windows?

This also needs to be decided before the Purchase and Sale and before the plan is drawn. Transoms above single windows vary in price between $200 to $300 each.

5. What is the cost to upgrade to a stone fireplace?

This varies according to the stone you choose. If you are interested in doing this, please contact us prior to construction then visit Plymouth Quarries in Hingham (781-335-3686) and select the stone you prefer. Bring the stone numbers back to us and we will have our mason quote a price. Also when buyers choose stone, they sometimes upgrade to bluestone or limestone mantles and hearths. The price for these upgrades is at least $2,000 when stone is to mantle height only.

6. Can I remove a wall, make a half wall with columns, add a wall or insert a pair of French doors into a wall and what is the cost?

Usually any of these above options may be done as long as it is changed on the plans prior to Purchase and Sale Agreement. The charge for most of these alterations (if done before the plan is drawn) is minimal. However, if you wanted to add a pair of French doors in a wall somewhere, you would be charged the amount on the Option Sheet for a pair of French doors (See Option Sheet for current prices).

7. Do I get granite counters?

Granite Counters are standard in the Montgomery model only. However, many buyers upgrade to granite counters in the other models. This is done through our cabinet maker and is at least $5,000. If you are considering this, you may want to put in an Overage Account in your Purchase and Sale Agreement for an amount to cover this cost. Otherwise you would have to pay our cabinet maker the overage directly when ordering.

8. Bead board in half bath?

Many people like the look of bead board 36 inches high in the half bath. The upgrade charge for this is listed on the Finish Work Option Sheet. This is for bead board painted white with a two piece chair rail. We can also price out other areas in bead board for you (for example, the eating area of the kitchen or back hall).

9. French door – 15 lite – Pocket door – six panel solid door?

Our standard French doors are 15 lite painted white doors. Our pocket doors are usually 15 lite glass also. However, if requested we can do a six panel solid door.

10. Flooring in foyer?

In Wampanoag Estates you have a choice of white oak hardwood or tile (at your tile allowance amount) for the foyer. You just need to let us know your selection. Hardwood staircase is standard in all homes. However, in the Montgomery model, the main staircase is hardwood and the second (back) staircase is carpet. Therefore, if you wanted to upgrade that one to hardwood, you would mark this on the Finish Work Option Sheet.

11. What is the difference between red oak and white oak?

All our hardwood floors are prefinished. The standard white oak is a blonde, brown color while the upgrade to red oak has a red grain color. We do have sample boards in this office.

12. Are there any lights and outlets in the attic?

The attic comes with one porcelain light fixture and one outlet.

13. I am planning on finishing my basement at a later date. Can I have some rough wiring and maybe studding now?

Liability and building codes prevent us from doing any partial construction in a basement. We recommend either completely finishing the basement or not doing anything at all. We have finished several basements at the time of house construction and would be happy to construct this for you. However, basements can range anywhere from $20,000 and up, depending on plumbing, electrical, cabinetry, and other amenities.

14. How would I know if I wanted extra outlets?

Additional outlets are required for specific pieces of furniture (for example: A table in the foyer or Christmas decorations.) By code the electrician installs an outlet within 6 feet of any entrance to the room and within every 12 feet thereafter. Keeping this in mind, you may find you want to add one or two outlets in some specific locations.

15. What are Air Bear Filters?

Air Bear Filters clean the air more efficiently than standard filters and are thicker/heavy duty filters which have to be installed during the preliminary duct work phase. The HVAC contractor needs to know at the rough frame walk thru if homeowner wants to purchase two or three air bear filters (depending on number of units). They need to be replaced once a year (as opposed to standards ones which should be changed quarterly) and have proven to be very helpful with allergies. Additional Expense for Air Bear Filters is indicated on the Structural Option Sheet.

16. What is the procedure for selecting my Kitchen Cabinets?

Buyer is encouraged to make an appointment with Custom Kitchens of Franklin (see our Links section) ahead of their walk thru in order to familiarize themselves with the options available to them.

When it is safe to enter the home, a rough frame walk thru with DiPlacido Development Corp and Custom Kitchens will take place. The following day, Custom Kitchen swill forward a proposal and a layout to us. The kitchen area will be designed so that all the electric, plumbing, heating, telephone and cables are properly located.

Next, the buyers must visit the Custom Kitchens showroom and make their selections. From the date of the walk thru, buyers have two weeks (a specific date will be given by the cabinet maker) in order to finalize their cabinet and counter top decision (including hardware). Any changes after the date (if they can be made) would result in a significant expense as production must be revised, and schedules must be re-arranged. The minimum charge would be $500 so please be prepared!

Custom Kitchens has multiple choices for granite and Silestone at their showroom. If you find an alternate source for granite, you need to provide Custom Kitchens with a sample in a timely fashion and they will attempt to obtain it from their supplier. If you want to hire your own supplier, you will have to provide us with a Certificate of Insurance and the Supplier would have to sign a contract with us (which we will provide). You will be responsible for all costs associated with the granite and granite installation. We will then reimburse you the amount you had allocated for granite in your P & S at closing.

Custom Kitchens has standard hardware for all cabinets. However you may choose from the samples at the showroom, as long as the choice is made prior to the two week deadline. If you find other hardware that you want somewhere else, Custom Kitchens will install the standard hardware and you can change them after the closing.

In order to keep the schedule moving, we (DDC and Custom Kitchens) have to adhere strictly to these guidelines. This is for your benefit to insure proper construction and a timely delivery.

17. What are my options for shutter colors?

The shutters are vinyl and you can select raised panel or louvered. They can be painted or ordered in one of these standard colors.
